Closing on a Home: Three Tips to Make It Easier

Buying a new home is an exciting experience, but it can be confusing. Real estate transactions involve very particular processes, and for someone who is unfamiliar with the procedures or lingo, it can be easy to get lost in the mix. Here are three tips for making closing on a house a breeze.

Have Finances in Order

According to financial guru Dave Ramsey, 32 percent of all home closings experience a delay, and 46 percent of those delays are caused by financing issues. One of the most helpful things a potential homebuyer can do to avoid this process is to get a loan pre-approval. If they know how much they can take out for a loan, it will help them not only while house-hunting, but also (and especially) at the closing, where people often discover they're in over their heads. Additionally, buyers should be aware of and prepared for closing costs. This information can be found on the closing disclosure provided by the lender at least three days prior to closing.

Keep All Documents in One Place

Homebuyers should keep all of their paperwork together from the very beginning of the process to the very end. This includes items that have been requested, like pay stubs and income statements, and documents that have been provided. It's better to have too much paperwork in the folder than not enough. As the closing draws near, the buyer will have access to a closing checklist that lists all of the items he or she needs to bring on closing day. Double-checking that all of these items have been obtained and are in the folder a few days before closing is recommended.

Stay Involved and in Control

Homebuyers should keep in mind that, even if this is their first time buying or building a home, they are ultimately in charge of the process. They should never be hesitant to ask questions, check for updates, note any errors, or set timelines on the repairs that sellers need to make.
